And it usually takes another 30-60 days or so for the transaction to close after an offer is accepted. 9 out of 10 for-sale-by-owners end up listing with a real estate agent eventually, so just be realistic and start out with representation from the beginning. Real estate has its own language and you likely don't know a CMA from a PUD, I’m sure you can understand why it's important to work with someone who speaks that language and represent your best interest at all times.
